In a landmark achievement for sustainable construction, the Sherburn42 logistics warehouse scheme in Leeds has not only met but exceeded its net zero carbon construction targets.

Spanning 660,000ft2, Sherburn42, situated in Sherburn-in-Elmet, represents a significant milestone in sustainable construction practices. Under the stewardship of McLaren Construction Midlands and North, the project has achieved success in reducing its carbon footprint, surpassing initial targets and setting a new standard for eco-friendly development.

The development, commissioned by property investor and developer Firethorn Trust, encompasses four Grade-A industrial units ranging from 57,750 to 280,000ft2. Nestled within the Sherburn Enterprise Park, Sherburn42 integrates industrial warehouse and office space designed to support core building services while promoting operational sustainability for its future occupants.

Central to the project’s success is its commitment to environmental responsibility. Sherburn42 is poised to be accredited as net-zero carbon in construction by the UK Green Building Council. The logistics hub boasts a host of eco-friendly features including EV charging stations, extensive photovoltaic (PV) coverage, LED office lighting and 4MvA power capacity.

A pivotal aspect of the project’s achievement is the meticulous focus on reducing embodied carbon, resulting in a lower carbon offset payment than anticipated. McLaren Construction Midlands and North engaged the Engineering Services Consultancy Ltd (ESC) to conduct a comprehensive Whole Life Embodied Carbon assessment, surpassing the initial target of 550 kgCO2e/m2 by achieving an impressive 458.32 kgCO2e/m2.

Net Zero Carbon in construction encompasses the energy used in material manufacturing and emissions generated during construction, offset through an internationally recognised carbon credit scheme. This achievement aligns with the UK Government’s commitment to achieving Net Zero Carbon by 2050.

Gary Cramp, MD of McLaren Construction Midlands and North, expressed pride in the team’s achievement, emphasising their commitment to sustainable practices and client satisfaction. He highlighted the project’s role in providing a sustainable workspace for businesses of all sizes, offering a head start in achieving their own net zero targets.

Rhiannon Butcher, sustainability manager of McLaren Construction Midlands and North, lauded the collaborative effort that enabled Sherburn42 to surpass net zero carbon targets. She emphasised the project’s pioneering role in advancing sustainable construction practices within the industry.

Their knowledge, professionalism and commitment to quality and innovation has enabled us to exceed our environmental aspirations for Sherburn42, which we have developed on behalf of the site owner, Cain International.”

James Sanders, associate director at Firethorn Trust, underscored the scheme’s strategic advantages, citing its prime location and modern specifications as catalysts for operational efficiency and cost savings.

Sherburn42’s strategic location near junction 42 A1 (M) positions it as a key logistics hub with direct access to major transportation arteries, regional rail stations, and airports.
